What Can AI Tell You About a Property in NYC?

Type any address into an AI tool today and you’ll get back a flood of information in seconds, things that used to take hours of digging through city records. That’s genuinely useful. But what exactly can AI tell you depends a lot on the type of property. A two family in Jamaica, a coop in Flushing, and a condo in Long Island City each leave a different paper trail.

Here’s an honest breakdown of what AI does well, where it falls short, and what it means for you, broken down by property type.

1 to 3 Family Homes

Small homes leave the biggest paper trail, so this is where AI shines brightest:

  • Value estimates. AI pulls recent nearby sales and gives you a ballpark number in seconds. Take it as a starting point, not gospel. In Queens, values can swing block by block, and no algorithm has walked your street.
  • Sales and deed history. Every sale, transfer, and mortgage is recorded with the city (through a system called ACRIS). AI can pull that history together fast: what it sold for, when, and how many times it’s changed hands.
  • Property taxes. AI can look up your tax class, assessed value, and whether you’re getting exemptions you qualify for. A lot of homeowners are overpaying simply because nobody ever checked.
  • Permits, violations, and complaints. The Department of Buildings keeps public records on every property: open violations, past complaints, permitted renovations. AI can surface these quickly, which matters a lot before you buy.
  • Flood zones. Big one in parts of Queens: Howard Beach, the Rockaways, Broad Channel. AI can tell you instantly whether a property sits in a flood zone, which affects insurance costs big time.

Coops

Coops are trickier. The building’s finances and rules live mostly behind closed doors, so AI has less to work with, but it can still help:

  • Building basics. AI can pull the building’s age, number of units, past sales inside the building, and tax records. That gives you a feel for how the building trades.
  • Sale price trends. By looking at past coop sales in the same building or on the same block, AI can show you which direction values are heading.
  • What AI usually can’t get: the building’s financial statements, flip tax amount, sublet policy, pet policy, or how strict the board is. That information lives in the board package, and no AI can tell you whether a board is picky until you’ve dealt with them.

If you’re thinking about buying a coop, the numbers AI gives you are only half the story. The other half is knowing the building, and that’s where a local agent earns their keep.

Condos

Condos sit somewhere in the middle: more public data than coops, with a few twists specific to NYC that AI can actually help with:

  • Sales history and price trends. Like with houses, AI pulls recorded sales fast, which helps for seeing what comparable units actually sold for, not just what they’re asking.
  • Tax abatements. This is a big one in NYC. Many condos carry tax abatements (like 421-a or J-51) that keep taxes artificially low, and then expire. AI can flag whether a building has an abatement and when it runs out, so you’re not shocked by a tax jump later.
  • Common charges and taxes. AI can pull the current monthly charges and tax figures from listings and records, so you can compare the true monthly cost across buildings.
  • Sponsor vs. resale units. AI can sometimes tell you whether a unit is being sold by the original developer (sponsor) or a regular owner, and the negotiation dynamics are different.

What AI Can’t Tell You

Here’s the honest part. AI is great at records, but it can’t walk through the front door. It doesn’t know about the noisy neighbor, the super who never answers, the block that feels different at night, or the layout quirk no floor plan shows. It can’t negotiate for you, and it can’t tell you whether this home is right for your life.

Use AI as your starting point. Then talk to someone who knows the streets.
