If there’s anything you need to know about one family homes in Queens is the fact that they are expensive. For example, if you are looking for a one family house in Northwest, North, Northeast, or Central Queens, your budget would need to be at least $700K in order to be somewhat realistic. As you move further south and southeast, you will see prices drop into the $400s and $500s which in Queens will be considered more affordable. Typically, you will find the lowest priced homes in the Rockaways section of Queens.

In terms of popularity, I would say that one family homes are the fourth most popular property type in Queens behind Coops, Condos, and two family homes. When it comes to size, a big home in Queens would be considered 1,800 – 2,000 square feet (not including basement). Most homes you come across will likely be around 1,200 – 1,600 square feet (again not including basement). Most common layout in Queens is the typical colonial setup with living room, dining room, and kitchen on first floor, three bedrooms and a full bath on second floor. Most one family homes in Queens include a full basement which most commonly will be finished. If a house does not have a basement or if it is not finished, the house will usually sell for less.

 


โš–๏ธ Supply & Demand

“Month’s supply” is the figure we use in our industry to gauge supply and demand for any specific area or property type. The way you calculate month’s supply is by first determining the “rate of sales” (i.e. sales per month). To do this, you take the total amount of closed sales during the last 6 months, then you divide that number by 6. This will give you the rate of sales/sales per month needed to calculate month’s supply. Once you have this number, you take the total number of homes for sale (i.e. available inventory) and divide that number by the average rate of sales. This is the month’s supply. In short, what this calculation does is determine how long it would take to sell all of the current inventory, at the current rate of sales. In other words, Closed sales = Demand, and Available Inventory = Supply.

Put simply, month’s supply above 6 months signifies a market that is favoring buyers (i.e. Buyer’s Market) while month’s supply below 6 months signifies a market that is favoring sellers (i.e. Seller’s Market). Now, being that supply and demand can vary by neighborhood, school district, property type, etc. it is important to know that month’s supply can vary as well. For example, you can have a neighborhood where the month’s supply for two families is below 6 months, while month’s supply for one families in that same area can be above 6 months (and vice versa). This is why we calculate month’s supply for each of our clients individually,

๐Ÿ  Architecture & Styles

As you begin to search for properties, you will notice that most one family homes for sale in Queens are of colonial architecture. Variations range from Federal colonials, to Georgian colonials, colonial revivals, etc. All in all, this is the most common type of architecture in Queens, however, some neighborhoods offer more choices. For example, there are several neighborhoods in Queens where you can find Tudor style homes, cape cod homes, and split ranch homes. These are all fairly common. On the other hand, when it comes to Victorian homes, one level ranch homes, Greek revival homes, and contemporary homes, these are are much more rare.

In terms of lot sizes, most 1 family homes in Queens sit on 20 x 100, 25 x 100, 30 x 100, or 40 x 100 lots. Some homes sit on lots that are more narrow than 20 feet but these are more rare. Same goes with houses that sit on 60 feet wide lots, there are some, but pretty rare for the most part. As for depth, most home lots are 100 feet deep. You can find some that are shorter or longer, but generally speaking 100 feet is standard depth in Queens. 40 x 100 would typically be considered a nice size lot and the house on a 40 x 100 lot will almost always be fully detached. Speaking of which, most 1 family homes in Queens NY are either attached, semi-detached, or fully detached.
