NYC Homebuyer Newsletter: JAN 2026

Hi all, we hope everyone is doing well! As we kick off 2026 we’d first like to wish you a year of good health, daily growth, a clear mind, and lots of fun 🙂

That said, we also wanted to share our first NYC Homebuyer Newsletter of the year. In this edition we have an article discussing the IBX (Interborough Express) and which neighborhoods could be transformed once it is fully operational. Second, we have an article which explains the truth about scoring a mortgage rate below 6%. Third we have an article about the recent rezoning which the NYC council approved and is the largest rezoning in 2 decades. A proposed transit line that would create a new connection between New York City’s two most populous boroughs—Brooklyn and Queens—has the potential to remake a large swath of the city. The Interborough Express, or the IBX for short, is slated to connect Jackson Heights in Queens with Sunset Park in Brooklyn, with over a dozen stops that allow transfers to existing subway lines in between. The New York City Council has greenlit the OneLIC Neighborhood Plan, a rezoning initiative that paves the way for nearly 15,000 new apartments, including 4,350 affordable homes across Long Island City in Queens, N.Y. This bill marks the largest rezoning in more than two decades, as well as the fifth over the past two years. Housing affordability is central to Mamdani’s platform. He has described New York’s housing crisis as a “moral emergency” and states that affordability should influence future planning decisions. A significant component of his agenda involves expanding rent regulation. Mamdani says he plans to work with state lawmakers to lower eligibility thresholds for rent-stabilized units, extend protections to tenants in smaller buildings, and close loopholes used to deregulate units.
