Hi all, hope everyone is doing well! As we kick off 2026 we’d first like to wish you all a year of good health, daily growth, a clear mind, and lots of fun 🙂
That said, we also wanted to share our first NYC Homeowner Newsletter of the year. In this edition we have an article about power grid operators in NYC who state that we could face increasing blackouts soon due to rising demand, weak transmission, and aging power plants. Second, we have an article covering the IBX (Interborough Express) and which neighborhoods could be transformed once it is fully operational. Third we have an article which talks about Mamdani’s housing policies and how they may reshape NYC real estate. And last, we have an article from City Journal which talks about the 50,000 vacant apartments that exist in NYC and why that is. Take a look at your convenience and let me know if you have any questions.
On another note, if you have any real estate related plans this year (i.e. buying an investment property, selling a property, buying real estate out of state, etc), please let us know. We have a ton of resources in NY and all over the country and we would be happy to help in any way possible.

Power grid operators warn NYC could face increased blackouts as early as next summer – Gothamist
New York City may struggle to keep the lights on as early as next summer with longer and more frequent power outages, according to reports released this week by the state’s grid operators. Rising demand, weak transmission and aging power plants are straining the electric grid in New York City and Long Island, according to two reports unveiled Tuesday by the New York Independent System Operator, a not-for-profit corporation that ensures that the state has a reliable and affordable power supply that meets demand. The reports offer five- and 10-year outlooks… Read More

The IBX Could Transform These New York City Neighborhoods
A proposed transit line that would create a new connection between New York City’s two most populous boroughs—Brooklyn and Queens—has the potential to remake a large swath of the city. The Interborough Express, or the IBX for short, is slated to connect Jackson Heights in Queens with Sunset Park in Brooklyn, with over a dozen stops that allow transfers to existing subway lines in between. Many of these stops will be in neighborhoods that are currently underserved by the city’s public transportation system, giving residents and visitors new and quicker ways to move through the city… Read More
How Mamdani’s 2026 Housing Policies May Reshape NYC Real Estate
How Mamdani’s 2026 Housing Policies May Reshape NYC Real Estate | CBIZ
Housing affordability is central to Mamdani’s platform. He has described New York’s housing crisis as a “moral emergency” and states that affordability should influence future planning decisions. A significant component of his agenda involves expanding rent regulation. Mamdani says he plans to work with state lawmakers to lower eligibility thresholds for rent-stabilized units, extend protections to tenants in smaller buildings, and close loopholes used to deregulate units. He also supports “universal rent control,” which would limit annual rent increases across the city. Since rent regulation is governed at the state level, these changes need approval from the New York State Legislature… Read More

Why Are 50,000 New York City Apartments Vacant?
Why Are 50,000 New York City Apartments Vacant?
In New York City, making a profit on real estate has become increasingly difficult. Rent-stabilization laws built on the mantra that “housing is a human right,” a dysfunctional housing court, and myriad other interventions have driven thousands of units off the market, giving rise to the phenomenon of New York’s “ghost apartments.” The city now has nearly 50,000 empty units, absent from the market either because their operating costs exceed legal rents or because they require considerable renovations. Recently, I visited four of these ghost apartments. Together, they reveal the city’s fundamentally broken housing market and what needs to be done to fix it… Read More
