If you’re thinking about buying a home in Queens, one of the first questions you probably have is:
“How long is this actually going to take?”
Short answer?
Most residential (1-3 family) buyers in Queens take about 60 to 90 days from accepted offer to closing, and most coop & condo buyers in Queens take about 90-120 days from accepted offer to closing (sometimes longer depending on the coop or condo application process).
But the full process, from starting your search to getting keys, can take 3 to 6 months, and even longer depending on what type of buyer you are (i.e. A Buyer, B Buyer, or C Buyer).
Lets break it down clearly…
Step 1: Getting Pre-Approved (1–2 Weeks)
Before you even start seriously shopping, you’ll want:
- Mortgage pre-approval
- Proof of funds
- Understanding of your monthly comfort zone in terms of PITI (Principal, Interest, Taxes, Insurance) pmt
This part can move quickly if:
- Your finances are organized
- You’re responsive
- Your lender is experienced in NYC
Pro tip: In Queens, especially with co-ops, a strong pre-approval letter matters more than people realize.

Step 2: Home Search (1-3+ Months)
This is where timelines vary the most.
Some buyers:
- See 3 homes
- Make an offer
- Get accepted
Others:
- Look for 4–5 months
- Lose out in bidding wars
- Make lowball offers on properties
- Are very picky
- Are unreasonable with their expectations
- Pivot neighborhoods or property types often
In Queens specifically:
- Inventory fluctuates seasonally
- Well-priced properties move fast

Step 3: Offer Accepted to Contract (1-2 Weeks)
In New York, we don’t go straight to contract.
After your offer is accepted:
- Due diligence begins (i.e. Inspection, Financial Review, etc)
- Attorneys get involved
- Contracts are drafted
- Attorneys perform due diligence on behalf of their clients
- Attorneys go back and forth with contract until all parties are happy with the terms, conditions, timelines, etc.
This is different from many other states.
In Queens, this phase requires patience and strong coordination.

Still paperwork-heavy, but typically no interview. If application process is involved, timeline can be similar to a coop.

Fastest path: 60–90 days (if all cash, you can shave off 30 days)
No board approval required — just lender, appraisal, and title work.

The biggest wildcard?
Co-op boards.
They operate on their own schedules.
