How Long Does the Home Buying Process Usually Take in Queens NY?

Author: George Herrera, Realtor and Co-Owner of the NY Home Teams at Keller Williams Realty Landmark II.

If you’re thinking about buying a home in Queens, one of the first questions you probably have is:

“How long is this actually going to take?”

Short answer?

Most residential (1-3 family) buyers in Queens take about 60 to 90 days from accepted offer to closing, and most coop & condo buyers in Queens take about 90-120 days from accepted offer to closing (sometimes longer depending on the coop or condo application process).
But the full process, from starting your search to getting keys, can take 3 to 6 months, and even longer depending on what type of buyer you are (i.e. A Buyer, B Buyer, or C Buyer).

Lets break it down clearly…

Before you even start seriously shopping, you’ll want:

  • Mortgage pre-approval
  • Proof of funds
  • Understanding of your monthly comfort zone in terms of PITI (Principal, Interest, Taxes, Insurance) pmt

This part can move quickly if:

  • Your finances are organized
  • You’re responsive
  • Your lender is experienced in NYC

Pro tip: In Queens, especially with co-ops, a strong pre-approval letter matters more than people realize.

This is where timelines vary the most.

Some buyers:

  • See 3 homes
  • Make an offer
  • Get accepted

Others:

  • Look for 4–5 months
  • Lose out in bidding wars
  • Make lowball offers on properties
  • Are very picky
  • Are unreasonable with their expectations
  • Pivot neighborhoods or property types often

In Queens specifically:

  • Inventory fluctuates seasonally
  • Well-priced properties move fast
  • Co-ops can require strategic positioning

The clearer you are on:

  • Budget
  • Neighborhood priorities
  • Must-haves vs nice-to-haves

The faster this stage goes.

In New York, we don’t go straight to contract.

After your offer is accepted:

  • Due diligence begins (i.e. Inspection, Financial Review, etc)
  • Attorneys get involved
  • Contracts are drafted
  • Attorneys perform due diligence on behalf of their clients
  • Attorneys go back and forth with contract until all parties are happy with the terms, conditions, timelines, etc.

This is different from many other states.

In Queens, this phase requires patience and strong coordination.

Do you need to Sell a Current Property?(Required)
What is your Timeframe for Buying?(Required)

This is the most predictable part — but it depends heavily on property type.

Co-ops

Typical timeline: 90–120 days after contract signing

Why longer?

  • Board package preparation
  • Management review
  • Board review
  • Interview scheduling
  • Managing agent coordination

Condos

Typical timeline: 60–90 days

Still paperwork-heavy, but typically no interview. If application process is involved, timeline can be similar to a coop.

1–3 Family Homes

Fastest path: 60–90 days (if all cash, you can shave off 30 days)

No board approval required — just lender, appraisal, and title work.

Here’s what we see most often:

  • Lender delays
  • Buyer financing issues
  • Appraisal issues
  • Attorney disagreements
  • Sellers needing flexible timing
  • Title issues

The biggest wildcard?

Co-op boards.

They operate on their own schedules.

If you’re buying in Queens, once you have an accepted offer, these are the timelines you can realistically expect:

  • Best case scenario: 2–3 months (if all cash, 1-2 months)
  • Typical: 2–3 months for residential & condo properties, 3-4 months for coops
  • Co-op with hiccups: 6 months or longer

If you want to shorten your timeline:

  1. Get fully underwritten pre-approval
  2. Have your financial documents ready early
  3. Work with an agent who knows Queens, knows how to resolve title issues, and/or knows how coops work
  4. Don’t wait to assemble your team (agent, lender, attorney, etc)

The smoother your preparation, the smoother your timeline.

Buying in Queens isn’t just about finding a property. It’s about navigating coop culture, understanding neighborhoods and micro neighborhoods, managing expectations, and staying calm during the whole process.

If you’re thinking about buying and want a clear, personalized timeline based on your goals, we’d be happy to map it out with you 🙂 718-968-5538 or info@nyhometeams.com
